A corridor is only a good buy if the things driving its price are still ahead of it, not behind it.
Infrastructure that's already delivered is already priced in. What matters is what's committed but not yet built, how much supply is due to land in the next three years, and whether commercial demand is actually arriving or merely announced.
We assess every micro-market against the same framework before recommending anything in it.

Limited inventory, sustained demand.
The city's established luxury spine — iconic residential towers, Grade-A offices and international brands. It's where business leaders, expatriates and HNIs concentrate, and the supply of genuinely premium stock is finite, which is precisely what supports pricing here.

Golf Course Road quality, without Golf Course Road pricing.
The natural spillover from the main road, and now a destination in its own right. Newer stock means larger layouts and modern specification, and the pricing gap against Golf Course Road is the core of the investment case — provided you buy before that gap closes.

India's fastest-growing
real estate corridor.
The infrastructure has landed. The question is what's already priced in.
Direct Delhi connectivity and proximity to IGI have made this the country's most watched corridor, with large integrated townships and a deep commercial pipeline. The opportunity is real — but so is the supply arriving, which makes project and tower selection here matter more than the corridor story itself.

SPR connects the city's major corridors and is drawing Grade-A commercial alongside premium residential. Much of the investment case rests on the infrastructure pipeline — particularly metro expansion — so timelines matter here more than in an established market.

Less speculation, more occupancy.
An established mixed-use corridor where the social infrastructure already exists — schools, hospitals, retail and offices in place rather than promised. That maturity shows up as steady rental demand, which makes it a practical choice for yield rather than dramatic appreciation.

02Is Dwarka Expressway still worth entering?
The infrastructure story is largely delivered, so a lot is already in the price. What still differentiates outcomes there is project, tower and entry price — the corridor alone no longer does the work.
03How much cheaper is Golf Course Extension than Golf Course Road?

04Do you cover sectors outside these corridors?

Generally the mature ones, where tenants already are — Sohna Road and the established Golf Course Road stock. Emerging corridors can look attractive on paper but often carry longer vacancy until occupancy catches up.
