On a transaction, our fee typically comes from the developer or seller — the price you pay is unchanged. That's standard, and it's exactly why we publish our evaluation framework: so you can judge whether our reasoning holds up rather than taking a recommendation on faith. We're empanelled widely, so no single relationship shapes what we suggest.
02Which developer is the best?
Wrong question, honestly. Sobha may lead on construction, DLF on resale strength, Godrej on governance — they're different answers to different priorities. Tell us what matters most to you and we'll tell you who fits.
03Does a big brand guarantee a good investment?
No. Brand reduces certain risks — delivery, governance, resale sentiment — but a weak project from a strong developer is still a weak project. Entry price and the specific tower usually matter more than the logo.
04Will you tell me if a developer has a poor record?
Yes. Delivery delays, litigation history, after-sales problems and quality issues all come up in diligence, and we pass them on. That's the point of an independent advisor.
05Do you cover developers not listed here?
Largely, yes — these are the ones we're asked about most. If you're considering a builder we don't track closely, we'll say so plainly rather than pretend to a view we haven't earned.
06How do you check a developer's delivery record?
RERA filings and declared timelines, completed-project handover history, litigation searches, and — most usefully — talking to people living in their earlier projects. The last one tells you more than any brochure.
