02Why does title verification matter so much?

03Is due diligence really needed on every property?
Yes — residential, resale, commercial or land. New launches carry approval and RERA risk; resale carries title and encumbrance risk; land carries the most of all. Different risks, same principle: check before you commit.
04Can you review only the agreement, without the rest?
Yes. An independent agreement review or a standalone title check is available even if you're transacting entirely elsewhere — sometimes that single read is what saves the deal.
05What exactly is mutation, and do I need it?
Mutation updates municipal and revenue records to show you as the owner after registration. It doesn't replace the sale deed, but skipping it complicates property-tax, utilities and any future sale — so we see it through to completion.
06What if the property is already in a dispute?
